Terms and Conditions

This document sets out the Terms and Conditions governing the use of the Y Concept Apartments website, as well as the reservations, stays and services provided within the scope of its local accommodation and property management activity.

By making a reservation, using the website or benefiting from the services of Y Concept Apartments, the user declares that they have read, understood and fully accepted these Terms and Conditions.

Reservations
Reservations may be made through the Y Concept Apartments website, partner booking platforms or other duly authorised channels. In the case of direct reservations, confirmation is always subject to advance payment.

Y Concept Apartments reserves the right to refuse or cancel reservations in cases of incorrect, incomplete or suspicious information, as well as in situations of non compliance with these Terms and Conditions.

Payment policy and non refundable reservations
Unless expressly stated otherwise, all reservations are non refundable. Once payment has been confirmed, no refund will be made under any circumstances, including cancellation, no show, date changes, reduction of nights or early departure at the guest’s initiative.

This policy may only be waived where required by law or by prior written agreement accepted by Y Concept Apartments.

No show and late arrival for direct reservations
For direct reservations, a latest arrival time is defined and communicated to the guest at the time of booking confirmation or in the pre arrival communication.

If the guest fails to arrive by the specified latest arrival time, without prior notice and without express agreement from Y Concept Apartments, the reservation will be considered a no show and will automatically lapse.

In such cases, Y Concept Apartments reserves the right to retain the full amount paid, consider the stay cancelled without any right to refund, rescheduling or compensation, and make the accommodation available to third parties without any further obligation to the guest.

The non refundable policy remains fully applicable in all situations of no show or uncommunicated delay.

Prices and taxes
The prices shown include only the services expressly indicated at the time of booking. Legally required charges may apply, including tourist tax where applicable, as well as additional services requested by the guest.

Y Concept Apartments reserves the right to change prices and conditions without prior notice, without affecting confirmed reservations.

Check in and check out
Check in and check out times are communicated to the guest at the time of booking or in the welcome message. Failure to comply with these times may result in additional charges, subject to availability and prior approval.

The guest undertakes to return the accommodation in the same condition as received, except for normal wear and tear resulting from prudent use.

Use of the accommodation and rules of conduct
The accommodation is intended exclusively for temporary residential use. Parties, events, noisy behaviour, illegal activities or any acts likely to disturb the building, neighbours or violate applicable legislation are strictly prohibited.

The maximum number of occupants indicated in the reservation must be strictly respected.

Serious breach of the house rules constitutes grounds for immediate termination of the stay, without any right to refund, with the non refundable policy remaining fully applicable.

In cases of refusal to vacate the accommodation, disturbance of public order, damage, unlawful behaviour or situations that endanger people or property, Y Concept Apartments reserves the right to contact the competent authorities to restore legality and public order.

Termination of the stay due to breach does not entitle the guest to any compensation, rescheduling or refund, and compensation for damages caused may also be claimed.

Liability
Y Concept Apartments shall not be liable for loss, theft or damage to personal belongings during the stay, except in cases expressly provided by law.

The guest is responsible for any damage caused to the accommodation, equipment, furniture or common areas and may be required to pay the corresponding repair or replacement costs.

Force majeure
In exceptional force majeure situations, duly proven and preventing the provision of the service, Y Concept Apartments will analyse each case individually, in accordance with applicable law.

Data protection
Personal data is processed in accordance with the Y Concept Apartments Privacy Policy available on the website, which forms an integral part of these Terms and Conditions.

Changes to the Terms and Conditions
Y Concept Apartments reserves the right to amend these Terms and Conditions at any time. Changes take effect from the date of publication on the website.

Applicable law and jurisdiction
These Terms and Conditions are governed by Portuguese law. For the resolution of any disputes arising from their interpretation or application, the legally competent court shall have jurisdiction, with express waiver of any other.
